An efficient heat exchanger is the heart of every air conditioning or refrigeration system. During operation, condensers and evaporators continuously accumulate dirt:
dust, pollen, mold, biofilm, oil residues and limescale reduce heat transfer performance, increase energy consumption and shorten the system’s service life.

1. Cleaning agents by application area

Outdoor condensers, indoor evaporators and special systems operate in very different environments and therefore require different chemical approaches. 

1.1 Universal cleaners – for indoor and outdoor use

Universal cleaners are suitable for both condenser and evaporator coils and reliably cover light to medium soiling.

1.2 Outdoor condenser cleaners – heavy soiling

Outdoor condensers are exposed to dust, pollen, industrial soot, insects and grease particles. This requires powerful cleaners with strong foaming and deep penetration between the fins.

1.3 Indoor evaporator cleaners – hygienic & material-friendly

Indoor coils operate in warm, humid environments and tend to form biofilm and promote mold and bacterial growth. Here, low-odour, material-friendly products with antimicrobial action are required.

1.4 Specialty cleaners – for specific requirements

In addition to standard cleaners, there are specialized products for many tasks in air conditioning and refrigeration technology.

Microchannel heat exchangers (MCHE) – sensitive aluminium constructions

Microchannel heat exchangers require special care: the narrow aluminium construction and dense fin structure rule out aggressive acids or highly alkaline agents. Non-corrosive formulations with good chemical penetration are required instead of mechanical cleaning.

Condensate drain cleaners – clear blocked drains

Slime and biofilm in condensate drain lines can cause blockages and water leakage. Biodegradable, PVC-safe products keep drain lines clear long term.

Ice machine cleaners – food-safe descaling

Ice machines must be regularly freed from limescale, mineral deposits and germs – using food-safe, mildly acidic products without toxic residues.

Odour neutralisers – fresh indoor air

Unpleasant odours from evaporators, air ducts and fan-coil units can be eliminated long term with neutralising products, some with antibacterial action.

Antibacterial cleaners – eliminate germs, ensure hygiene

For systems in sensitive areas (catering, food, healthcare), antibacterial cleaners provide fast and broad action against bacteria, viruses and fungi.

Grease and oil removers – for heavy industrial soiling

Industrial condensers and evaporators in production environments are often heavily exposed to grease and oil mist. Alkaline, foaming degreasers dissolve these deposits efficiently.

Corrosion protection – protect heat exchangers after cleaning

After thorough cleaning, applying a corrosion protection agent is recommended. It forms a thin protective film on aluminium and copper, preventing oxidation and premature material loss.

Pro tip: Always apply CARLYCOAT or CARLYSTEEL only after the cleaned fins are completely dry – this maximises protection and extends maintenance intervals.

2. Cleaning agents by application method

In addition to the application area, the method of application determines which product is best suited. In general, three forms are distinguished.

2.1 Liquid concentrates – maximum cleaning performance

Concentrated liquids are diluted on site and applied using pump sprayers, circulation systems or dosing devices. They are especially economical for large systems and regular maintenance.

Ready-to-use or pre-diluted solutions in manual spray bottles are ideal for spot cleaning, smaller indoor units and hygiene-critical areas.

Aerosol cans release the cleaner as a fine mist or foam and reach deep into fin packs, ribs and hidden corners. For service technicians, this is the fastest way to reach even inaccessible areas.

Check material compatibility: Before use, always check whether the selected cleaning agent is compatible with the materials used in your system (aluminium, copper, stainless steel, plastics, PVC, coated fins).

Observe contact time:
Too short reduces effectiveness; too long can attack sensitive materials. Always follow the manufacturer’s instructions for concentration, dwell time and rinsing.
Food safety: For ice machines and all systems in food-processing environments, use only products with appropriate food certifications (e.g. NSF).
Clean + protect: Combine cleaning with a final corrosion protection treatment (e.g. CARLYCOAT or CARLYSTEEL) to maximise the service life of your heat exchangers and extend maintenance intervals.
Environment & disposal: Prefer biodegradable products such as the Alixo AIR line. Observe local regulations for disposal of chemical wastewater during system cleaning.
